Ronin Stays Rental Agreement

This agreement by and between Ronin Stays, LLC, as Property Manager (Hereinafter referred to as “Manager”) and {{guest_full_name}} as the Booking Guest (hereinafter referred to as “Renter”) is dated the {{date_now}}.  The terms and conditions of this agreement are as follows:

WHEREAS, Manager is in the business of assisting renters obtain short-term rental properties for guests to reside in on a short term basis; 

WHEREAS, Owner owns the property to which Renter is renting;

WHEREAS, Renter has agreed to rent {{property_nickname}}, the property located at:

{{property_address_full}} (hereinafter referred to

as “Property”) from {{check_in_date}} to {{check_out_date}}.

WHEREAS, for the purpose of this Agreement, Renter agrees to the following terms and conditions on behalf of Renter, its agents, licenses, invitees and guests;

WHEREAS, the parties desire to set forth the rental house rules as it relates to the Property;

WHEREAS, the Renter may be booking the Property on behalf of someone else and in the event this is the case, Renter, as the agent, in addition to the Renter’s principal, licenses and guests, are bound by this Agreement;


NOW THEREFORE, and for the foregoing considerations, the parties agree as follows:

  1. The above recitals are true and accurate and are hereby incorporated herein.

  2. Renter acknowledges and agrees that they are occupying the property as a temporary guest under this short-term rental agreement and not as a tenant, and therefore waive and forfeit any and all rights or protections typically afforded to tenants under Florida law.

  3. Renter agrees to maintain the Property in the same condition as it was when Renter took possession of the Property.

  4. Renter also agrees to disclose all guests and pets that will enter the property on the reservation and understands that failure to do so may result in additional charges.

  5. Renter agrees to abide by any and all state, local and house rules and regulations as it relates to the Property, including the amount of guests and invitees authorized to be in the Property as well as not having any pets (if applicable), no smoking in the Property and noise complaints.  In the event Guest violates any of the above referenced items, then Manager shall have the authority to immediately cancel the rental agreement and remove Guest, its licenses and invitees from the Property and to not issue any refunds.

  6. Renter agrees to pay any damages as it relates to any items broken, misplaced, taken (or not returned) or damaged during the period of time that Renter is in possession of the Property and authorizes Manager to use the payment method on file to charge any damage and/or replacement fees as it relates to the Renter rental of the Property.  This includes, but is not limited to the Renter taking any towels, amenities, shampoos, etc that are provided as a convenience to Renter, but which Renter did not bring.  In addition, in the event this Property allows pets on the Property, then Renter agrees to pay any damages incurred to the Property, for both the interior exterior of the Property as it relates to the pet(s), if applicable.

  7. Renter, its agents, guests and invitees, agrees to defend and hold Manager and Owner harmless for any and all losses from any damages incurred to them as a result of renting the Property, including any damages/liability as a result of pet(s), if applicable, and indemnify Manager for any and all attorney fees, costs and damages.

  8. Renter agrees that Manager and Owner are not responsible for any accidents, injuries, illnesses or theft of Renter’s personal property, that occur while on the Property, and within the premises of the Property,  and understands that they, their licenses and invitees assume any and all risks as it relates to the Property, including but not limited to any pools, wildlife and environmental, weather (Ie hurricanes, etc), water hazards or landscape conditions.

  9. In the event the cleaning of the Property after the term of the Renter’s stay requires extra cleaning and/or unauthorized pet(s) are discovered, then Renter agrees the credit card on file may be charged any amounts necessary to cover the additional expenses related thereto.

  10. Renter, its agents, licenses, invitees and guests understand and agree that the Property has a strict NO SMOKING & NO DRUGS policy.  Smoking inside the Property or evidence of illegal drug use will result in a $500 fine charged to the Guest.  Smoking is only permitted outdoors and must take place at least 50 feet away from the Property.  All cigarette butts must be properly disposed of. Illegal drugs, and the use thereof, are strictly prohibited on the Property.  

  11. In the event any fees, fines and/or damages are incurred as it relates to the aforementioned reasons, then Manager, in its discretion, can use the funds necessary from the security deposit and/or the credit card on file.

  12. Renter assumes full responsibility for the conduct, actions, and compliance of all individuals in their party and agrees to ensure that all guests adhere to the terms of this rental agreement.

  13. Renter agrees that the term of the rental agreement is set forth in the original agreement between Manager and Renter and Renter agrees to be out of the Property on behalf of Renter, its agents, licensees, invitees and guests on or before the time that the check out of the Property is to occur.  In the event Renter and/or its licensees, invitees and guests fail to remove themselves and/or their property on or before the time the check out is to occur, then Renter, its licensees, invitees and guests are trespassers and can be removed from the premises in any way, in addition to being charged a $75 fine for late check out.

  14. In the event of a breach of this Agreement, any action to enforce this Agreement shall be brought in in the county in which the Property is located.
